What is the scheme?

The Union Cabinet approved Pradhan Mantri Awas Yojana-Urban 2.0 (PMAY-U 2.0) on 9 August 2024. It aims to help 1 crore urban poor and middle-class families build, buy or rent a house at an affordable cost over 5 years. It runs through four verticals:

  • BLC (Beneficiary Led Construction): EWS families build a new pucca house of 30–45 sq m on their own land. Repair or extension of an existing house is not covered.
  • AHP (Affordable Housing in Partnership): 30–45 sq m homes for EWS families in public or private projects.
  • ARH (Affordable Rental Housing): rental homes for EWS/LIG people such as urban migrants, working women and industrial workers.
  • ISS (Interest Subsidy Scheme): interest subsidy on home loans, for houses with carpet area up to 120 sq m.

Eligibility

  • Family = husband, wife, unmarried sons and/or unmarried daughters.
  • Annual household income up to ₹9 lakh (EWS up to ₹3 lakh, LIG ₹3–6 lakh, MIG ₹6–9 lakh).
  • No family member owns a pucca house anywhere in India.
  • No house allotted under any government housing scheme in the last 20 years.
  • Aadhaar is required for all family members.

Preference goes to widows, single women, persons with disabilities, senior citizens, transgender persons, SC/ST, minorities, sanitation workers, street vendors under PM SVANidhi, PM Vishwakarma artisans, Anganwadi workers and construction workers.

Documents

Aadhaar (applicant and family), income certificate, bank account and IFSC, and land ownership proof for BLC. If you choose SC/ST/OBC, upload a caste certificate. Married women applicants must give the husband’s Aadhaar details. Under ISS, a self-certificate or affidavit serves as income proof.

Keep in mind

You cannot edit the form after Final Save, so check everything first. False income declarations can lead to legal action. States may set a cut-off date for residence in the town, so confirm with your local body.

How to Apply

  1. Open pmaymis.gov.in and click "Apply for PMAY-U 2.0" in the menu.
  2. Read the instructions, understand the verticals (BLC, AHP, ARH, ISS), keep your documents ready and click Proceed.
  3. Answer the eligibility check on income, pucca house ownership and housing benefits taken in the last 20 years.
  4. Give consent for Aadhaar authentication, enter your Aadhaar number and name exactly as in Aadhaar, and submit the OTP sent to your Aadhaar-linked mobile.
  5. Fill in personal details, family members, income certificate (PDF under 200 KB), addresses and bank details; for BLC, upload the land document (PDF under 5 MB).
  6. Check everything and click "Final Save" – you get an Application ID; print or save the acknowledgement as PDF.
  7. Later, use "Applicant Login" with your Aadhaar number, name and OTP to view your application.

Who can apply for PMAY-Urban 2.0?

EWS/LIG/MIG families living in urban areas with annual income up to ₹9 lakh, where no family member owns a pucca house anywhere in India.

Can someone who got a house under an earlier scheme apply?

No. Anyone allotted a house under any Central, State/UT or local government housing scheme in the last 20 years is not eligible.

How much home loan subsidy is available?

Under ISS, a 4% interest subsidy applies on the first ₹8 lakh of a loan up to ₹25 lakh for a house worth up to ₹35 lakh, capped at ₹1.80 lakh and paid in 5 yearly instalments. The loan must be sanctioned and disbursed on or after 1 September 2024.

In whose name will the house be?

In the name of the female head of the household or jointly with her husband. It can be in a male member's name only if there is no adult woman in the family.

Can I fill more than one form with one Aadhaar?

No, one Aadhaar number can be used for only one application.
